Penjuru Connection | Upcoming Penjuru Road B2 Ramp-Up Industrial Development by Soilbuild
Penjuru Connection is an upcoming B2 ramp-up industrial development by Soilbuild Group Holdings along Penjuru Road in Singapore’s western industrial region.
The project sits on a 20,852.9 sqm Business 2 industrial site acquired by Soilbuild through the JTC Industrial Government Land Sales programme. Soilbuild was awarded the site in January 2026 for S$87.4 million. The development has a 33-year land tenure and a permissible gross plot ratio of up to 2.5.
The full development specifications have not yet been officially released by Soilbuild.
REAL3 will update this page when the developer confirms the project’s official name, unit sizes, floor plans, vehicular access, floor loading, ceiling height, electrical capacity, pricing and launch schedule.

Why Penjuru Road is worth watching
Upcoming B2 ramp-up industrial supply in the West
For industrial owner-occupiers, the important feature at this stage is Soilbuild’s classification of the project as a B2 ramp-up industrial development.
Ramp-up industrial properties are particularly relevant to businesses where the ability to move vehicles, materials and goods efficiently between the road and production or warehouse space is operationally important.
However, a development being described as “ramp-up” does not automatically mean every type of truck or container can access every floor.
For Penjuru Connection, REAL3 recommends waiting for Soilbuild’s detailed technical specifications before assessing:
- maximum vehicle dimensions and weight
- 20-foot or 40-foot container accessibility
- ramp gradient and driveway width
- turning radius
- loading and unloading configuration
- roller-shutter dimensions
- floor loading
- floor-to-floor and clear ceiling height
- electrical capacity
- individual unit configuration
These factors will determine which industrial operations the development can realistically support.
Who should consider Penjuru Connection?
Based on the confirmed B2 zoning, the project may be relevant to businesses requiring B2 industrial premises, subject to the specific use being permitted by the relevant authorities. JTC
Potential occupiers may include businesses involved in:
Manufacturing | Engineering | Production | Warehousing | Distribution | Industrial Services | Logistics-related Operations
Suitability is subject to URA/JTC requirements, relevant authority approvals, development restrictions and the specific technical requirements of each business operation.
Penjuru Connection location
Penjuru Road, Singapore
Penjuru Road is within Singapore’s established western industrial region.

From an operational-property perspective, I would position the location around its industrial ecosystem, rather than trying to sell it using residential-style amenities.
The location should eventually be assessed against each company’s actual requirements, particularly:
suppliers, customers, ports, workforce, trucking routes, delivery frequency and existing operations.
Penjuru Connection price
What is the Penjuru Connection launch price?
Soilbuild has not officially announced the launch price for Penjuru Connection / Penjuru Road.
The land was awarded to Soilbuild at S$87,400,890, equivalent to approximately S$1,676.52 per sqm of gross plot ratio, according to JTC’s historical IGLS data. JTC
However, land price should not be used directly to predict individual strata-unit selling prices.
The final selling price will also reflect construction cost, building specifications, common facilities, development costs, unit configuration and the developer’s pricing strategy.

Penjuru Connection floor plans
Are Penjuru Connection floor plans available?
Official detailed floor plans have not yet been released by Soilbuild.
Once available, REAL3 should analyse the plans based on:
| Specification | Why it matters |
|---|---|
| Unit width and depth | Machinery and storage planning |
| Roller shutter | Goods and vehicle movement |
| Floor loading | Machinery and storage load |
| Ceiling height | Racking and equipment |
| Ramp configuration | Vehicle accessibility |
| Driveway width | Manoeuvring |
| Loading area | Loading efficiency |
| Electrical supply | Production requirements |
| Column configuration | Usable production space |
| Ancillary office allowance | Space planning |
| Vehicle restrictions | Logistics suitability |

WhatsApp AlexAlex's Operational Assessment
My interest in Penjuru Connection is not simply because it is another new industrial project in the West.
The important point is that Soilbuild has already classified Penjuru Road as a B2 ramp-up industrial development.
Soilbuild For an SME buying an industrial property for its own operation, however, I would not make a decision based on the word “ramp-up” alone.
I would assess Penjuru Connection in three areas.
1. Can your vehicles actually reach the unit?
The eventual vehicle restrictions will be critical.
A development that accommodates a delivery truck is very different operationally from one designed to accommodate a loaded 20-foot or 40-foot container vehicle.
Until Soilbuild releases the final vehicular specifications, I would not assume container accessibility.
2. Can the production space support your operation?
For manufacturing, warehousing and engineering businesses, I would look closely at:
floor loading + usable ceiling height + electrical capacity + unit entrance dimensions.
A larger unit is not necessarily a more usable unit if the building specifications do not support the machinery, racking, storage or material-handling requirements of the business.
3. Does buying make sense over the remaining lease?
Penjuru Road comes with a 33-year land tenure.
That makes eventual launch pricing particularly important.
For an owner-occupier, I would compare:
purchase price + financing + maintenance + renovation + remaining lease
against
leasing an alternative B2 facility over the company&
039;s intended occupation period.
The correct question is therefore not: “Is Penjuru Connection cheap?”
It is: “Does Penjuru Connection provide the right operational capability at an acceptable total occupancy cost for the period my business intends to use it?”
That is the assessment I would make once Soilbuild releases the detailed plans.
